Seems incomplete February 9, 2010 C. Simpson As a new entrant into the investment property arena, I was looking for a book to help guide my journey. In general, this is a good book. However, it seems incomplete.
In one of the more interesting and potentially useful chapters, the author tells you how to evaluate potential properties. He has you calculate `cash on cash returns' and `cap rates'. Both of these are tremendously valuable. However, he also shows you how to calculate his "DCR" or Davinci Code score. Immediately afterward, he says that we will learn how to use these benchmark scores to compare properties but I don't recall that discussion ever taking place later in the book. So great, I have the DCR but what am I supposed to do with it?
Anyway, it is a good book, but I think it needs to go a bit further. If nothing else, close the open loopholes.

Bryan delivers a home run with this book! All the details of being a landlord are covered, even the behind-the-scenes work that is required. I manage my own properties and this book helped me re-evaluate my processes, paperwork, and procedures. I have polished my landlording skills and put into practice Bryan's techniques. I saw a difference with my first prospective tenant, only days after finishing the book. I'm ready for book 2!!

The publishing industry is inundated with plenty of books which coach its reader on towards success, wealth, and ultimately, happiness. Many of these books, while having positive and motivating messages, are essentially just talk. "Buy It, Rent It, Profit!: Make Money As a Landlord In Any Real Estate Market" is more than just inspiring cheers and pushes in the right direction; it's literally a road map through the confusing world of real estate and rental properties.
"Buy It, Rent It, Profit!" begins like any other `get rich'-type book - frontloaded with frenzied excitement and encouragement for the would-be businessperson. Skeptical and full of doubts on how the text would progress, I read on. To my surprise, author Bryan M. Chavis did much more than publish empty mantras, such as `work smarter, not harder.' His book gives a step-by-step plan on researching potential areas and weighing buying options while providing real-world examples, blank forms, advice on professionalism, and enlisting the help of subject matter experts. He notes that the process entails a great deal of research and leg work but Chavis' information is well organized and easy to follow. By the time I finished, I was convinced that the author not only knows what he's talking about but all that hype in the beginning was completely justified.
"Buy It, Rent It, Profit!" is the perfect read for those looking for a long-term investment and career in the real estate business. Neither endorsing `get rich quick' or `property flipping' fads, Bryan M. Chavis provides the necessary tools of the trade for making smart decisions and meeting realistic goals. Impressive and informative, the book is a must read for both the beginner as well as the experienced real estate professional.
A pleasant combination of enthusiasm and substance, "Buy It, Rent It, Profit!: Make Money as a Landlord in Any Real Estate Market" is a intelligent, comprehensive resource. Author Bryan M. Chavis sets himself apart as a knowledgeable authority in the field of rental properties as well as a talented writer in the book publishing industry. Read it, loved it, highly recommending it!

I was lucky enough to read an early draft of this book and have since purchased the real thing. Having read hundreds of investment guides and written a couple myself, it's always refreshing to find an investment expert that coaches cautious investing in an honest way.
Bryan doesn't soft-pedal the hard work and due diligence required to build wealth in real estate and avoids the get-rich-quick hyperbole so common in this genre. This is a solid, hard-working book with guidance, systems and checklists that will help investors implement his ideas.
A good addition to any investor's library.
